PUD-98-04. Marriott Senior Livine Services <br />Application for Planned Unit Development rezoning and development plan approval for a senior <br />living facility consisting of 142 rooms (167 beds) for assisted living units, Alzheimer's units, ad <br />skilled nursing units located at 3534-3622 Old Santa Rita Road. Zoning for the property is C-C <br />(Central Commercial) District. Also consider the Negative Declaration prepared for the project. <br />Mr. Iserson presented the staff report. He stated that the four-acre project site is located at the northeast <br />comer of Santa Rita Road and Old Santa Rita Road and currently contains several structures consisting <br />of one single-family home, accessory buildings, and several businesses, all of which will be demolished <br />with project approval. The current Central Commercial zoning for the site does not allow nursing homes <br />and senior caze facilities; therefore, the applicant is applying for rezoning to PUD-Office District to <br />accommodate the project. However, this PUD will be specifically designed to allow only this senior <br />caze facility, but with a higher floor area ratio (FAR) than the standazd Office District. The applicant <br />would also be given some flexibility in designing the site. <br />Mr. Iserson reported that the senior care facility would consist of a one-, two-, and three-story building <br />and would have 142 rooms with 167 beds for assisted living, Alzheimer's, and skilled nursing patients. <br />Individual living and dining azeas would be provided for each type of care with two sepazate living azeas <br />with terraces for assisted-living residents on both second and third floors. There would also be one <br />central kitchen to provide meals for all the residents. The facility would provide assistance with daily <br />activities such as dressing, bathing, grooming, and medication, as well as other services including <br />housekeeping, recreational and cultural activities, transportation, and exercise programs. The average <br />age of the residents would be 85 yeazs. The facility would be staffed 24 hours a day by approximately <br />11 to 37 employees. Mr. Iserson stated that this facility would fill a need not now available in <br />Pleasanton.
