g. Vesting Tentative Tract Maa 7008 and UP-98-34 Standard Pacific of Northern California <br />Application for Vesting Tentative Subdivision Map 7008 to subdivide an approximately 16.1-acre <br />site located at the end of Stoneridge Drive on the southeast corner of Trevor Parkway and <br />Stoneridge Drive into 143 single-family lots, and for approval of a conditional use permit to allow <br />preliminary rough grading in conjunction with the proposed subdivision. Zoning for the property <br />is PUD (Planned Unit Development) - LDR and MDR (Low Density Residential and Medium <br />Density Residential) District. <br />Continued to July 8. 1998. <br />7. MATTERS INITIATED BY COMMISSION MEMBERS <br />Commissioner Kumaran noted that the oleander on eastbound Stoneridge Drive before Hopyard Road <br />has not been trimmed. Mr. Higdon indicated that he would follow-up the matter. <br />Commissioner Kumaran inquired about a new Fairgrounds satellite racing sign facing Valley Avenue. <br />Mr. Iserson replied that the City has no jurisdiction over the matter because the racing facility is a <br />pre-existing use before the Land Use Agreement. Ms. Seto explained that the Land Use Agreement <br />indicates that the City can only regulate new uses, and, therefore, the City's ability to regulate the sign is <br />limited to the extent that the sign is a change for advertising of an existing use. She added that she <br />would look into the matter to see if anything could be done. <br />Chair Cooper suggested that the City contact Alameda County Supervisor Scott Haggerty. <br />Commissioner Dove proposed that the matter be referred first to the City Council's liaison with Alameda <br />County. <br />Commissioner Roberts stated that Kaufman & Broad's sign for its Town Square project on Ray Street <br />appears to be too big, with flags on the sides. Mr. Iserson indicated that he would check it out. <br />Commissioner Kumaran indicated that he would like the Commission to look into what he considers an <br />anomaly regarding development on the West Foothill Corridor Overlay District. He stated that <br />properties in the area that do not adjoin Foothill Road do not have the same restrictive development <br />guidelines as those properties along Foothill Road. He referred in particular to height and mass <br />limitations as well as planting and landscaping so that upon construction, the structures are not visible <br />from major arterial streets in Pleasanton. He asked whether other commissioners felt concerned enough <br />to take proactive action. There was a general consensus to request staff to drafr an ordiance to address <br />this anomaly for development west of Foothill Road. <br />Commissioner Maas stated that there is a safety issue involved in connection with lefr turns out of the <br />shopping center on Johnson Drive by Home Depot and In-N-Out Burger. Mr. Iserson indicated that a <br />stop sign has been installed at that intersection. <br />_ Chair Cooper requested an update on the West Las Positas Boulevard access point to the pedestrian trails <br />system.
