In conclusion, Mr. Merschel indicated that he would delay responding to the list of issues for which staff
has requested Commission direction to the next meeting after the neighbors have given their input.
Ms. Leslie Howard, 1027 Hancock Court in Ventana Hills, stated that in 1990, the City Council directed
that the recommendations of the Citizen Advisory Committee be incorporated into the NSSP, and this
included the preservation of rural views as well as a spacious transition between the new development
and the existing homes in Ventana Hills. In response to Mr. Merschel's statement that the view of the
houses would be gone three years afer the initial planting, she stated that the view would be gone with
the houses.
Ms. Mazlyce-Jean Dezzutti, 1105 Lund Ranch Road, stated that the impact of hillside development on
the entire City of Pleasanton is immense because it will cover the rolling hills with homes.
Mr. Ken Czaja, 1141 Lund Ranch Road, stated that the photomontage is deceptive because the pictures
do not have any depth perception so that distances that aze supposed to be 20 feet away aze actually only
10 feet. The homes look small but they aze really huge . He suggested that the Commissioners visit the
site and see for themselves the impacts the development will have on the site.
PUBLIC HEARING WAS CLOSED.
Chair Cooper stated that the item is being continued to the July 8, 1998 meeting as the first item on the
agenda and that the public heazing would be re-opened then. The applicant would have the opportunity
to speak and recapitulate his presentation of the project, and anyone who spoke tonight would not be
- precluded from speaking at the next heazing.
Commissioner Kumazan stated that he met with the applicant at the project site in order to gain access to
and see the site. Chair Cooper indicated that he also met with the applicant as well as with the
neighbors' group and that he walked through the property. Commissioner Maas added that she met
twice with the applicant and with Ms. Kline.
e. RZ-98-4/UP-98-21/Z-98-149. Mt. Diablo National Bank
Application to rezone an approximately 0.4-acre site at 4287 Stanley Boulevard from RM-1,500
(Multi-Family Residential) District to C-C (Central Commercial) District and for conditional use
permit and design review approvals to construct a 31-space parking lot at 4287 Stanley Boulevard
for use by Mt. Diablo National Bank employees. Zoning for the property is RM-1,500
(Multi-Family Residential) District.
