REVISIONS AND OMISSIONS TO THE AGENDA <br />Jerry Iserson reported that item 6.b., PUD-98-04, Marriott Senior Livine Service, has been continued to <br />the June 24, 1998 meeting. <br />5. MATTERS CONTINUED FOR DECISION <br />There were none. <br />6. PUBLIC HEARINGS <br />a. PUD-98-02, Albert William Eperson Comaany, Inc. <br />Applicant for a Planned Unit Development rezoning and development plan approval for three <br />single-family residential lots located at 4264 First Street. Zoning for the property is RM-2500 <br />(Multiple Family Residential, 2,500 square-foot lot/per unit) District. Also consider the negative <br />declaration prepared for the project. <br />--- Jerry Iserson presented the staff report and described the location and site for the proposed project as <br />well as the project previously approved for the site. In addition, he described the current zoning <br />requirements and stated that the applicant's PUD rezoning request to the PUD-HDR (Planned Unit <br />Residential -High Density Residential) would be consistent with high density zoning and would give <br />the applicant more flexibility in terms of site design relating to shared driveways and reduced setbacks <br />which, in turn, would allow for lazger, more private yards, more pazking and more landscaped open <br />space. He further stated that the applicant has made this rezoning request because he feels the <br />development of three homes instead of condominiums would be more consistent with development in <br />the area. <br />Mr. Iserson also described the lot sizes ranging from 4,300 squae feet to 5,400 squae feet. The same <br />2,560 square foot home would be constructed on each lot, although there would be slight differences in <br />the floor plan, mainly due to the side-entry gazages and front porch elements. The applicant is proposing <br />to landscape all azeas of the site visible from the street, and the individual homeowners would be <br />responsible for landscaping their reaz yazds. <br />Mr. Iserson stated that the proposed application is consistent with the General Plan High Density <br />Residential land use designation as well as with the neighborhood Downtown azea. He pointed out that <br />under the current zoning the applicant could construct six units on the site, but has chosen the lower <br />density of three units. <br />_ In addition, Mr. Iserson reported that there have been numerous planning constraints on the parcel. <br />Since the site has considerable frontage along both First Street and Kottinger Drive, there are <br />Planning Commission Minutes Page 2 May 27, 1998 <br />
