azchitectural element or detailing to offset it. Staff, therefore, would like to see the dazk color raised on <br />v the building to where the building molding is shown. Staff has recommended a condition to that effect. <br />Mr. Iserson also stated that the sign proposal indicates three building-mounted signs, which is in <br />accordance with City standazds for free-standing buildings. Staff feels the signs will fit in well with the <br />center. He also stated that the landscaping proposal is good, although staff has made a condition for <br />some additional trees. <br />In conclusion, staff feels the building is very well designed and will be attractive to the center. Staff <br />recommends approval subject to the conditions identified in Exhibit "B". <br />Commissioner Barker commented that the traffic in that azea is bad, and she is concerned about people <br />turning left into the driveway of the center. A brief discussion took place relating to the traffic <br />congestion in that area. Chair Cooper suggested that the City consider decreasing the speed limit in that <br />azea due to the increase in traffic because of additional retail stores in the center. <br />PUBLIC HEARING WAS OPENED <br />Teri Flynn, the architect for the project, stated that she is in agreement with all of staffs conditions, <br />except with regard to the color change. She stated that the style she has proposed is included on all of <br />the other buildings. She considered moving the dark color up to eight feet, as identified on her <br />illustration, but feels it's too much. Ms. Flynn suggested that the color change occur within a series of <br />deep reveals creating a rusticated base and feels that leaving the dazk color up to only four feet is more <br />consistent with the other buildings. <br />In addition, Ms. Flynn stated that La-Z-Boy Furniture Store has designed astate-of--the-art store, and <br />that it was specifically upgraded to fit the Pleasanton Squaze. The azchitecture, and specifically the color <br />issue, was discussed in more detail with the Commission. <br />PUBLIC HEARING WAS CLOSED <br />Commissioner Wright stated that he will not support the project because he feels the building is too lazge <br />for that corner location. Ms. Flynn responded that the building is screened by landscaping and is not <br />much bigger than the restaurant that was originally approved for the site. <br />Commissioner Bazker also expressed concern for building a lazger store on this corner. However, she <br />feels that since it is already zoned for a restaurant and since traffic is a concern for her, she feels a <br />furniture store will generate less traffic than a restaurant. For that reason, she will support the <br />application. <br />Commissioner Kumazan feels the project is attractive, and he agrees with the architect's proposed color <br />change. Although he is also concerned with the traffic, he feels that if La-Z-Boy does not build at that <br />location, then another retailer will.
