c. that the City shall be named as a beneficiary of said <br />CC&RS and granted the power to enforce its provisions <br />if the homeowners association fails to do so. <br />50. That all conditions of approval of case PUD-80-12 shall <br />be listed in the CC&Rs. <br />51. That an erosion control plan be submitted to and approved <br />by the City as part of the improvement plan for the <br />subdivision. <br />52. That a dust control plan be submitted to and approved by <br />the City prior to the beginning of grading. <br />53. That there shall be access for emergency vehicles to all <br />open space areas shown on the development plan. <br />54.-.That except as modified by this development plan, the <br />site standards for all structures on the subject property <br />shall be those of the_R-1-20,000 District. <br />55. That all utilities required to serve the development <br />shall be installed underground. <br />56. That the site be kept free of fire hazards from the start <br />of construction to final inspection and that the Fire -' <br />Department emergency number be provided adjacent to <br />all telephones on the site. <br />57. That any use of the common open space shown on the <br />development plan must be described in the Hillside <br />Planned Development Permit or Development Plan or <br />Amendments thereto. <br />58. That all dwelling units in the development be constructed <br />to meet the latest PG&E Energy Conservation Home Standards. <br />59. That the following water conserving plumbing fixtures be <br />installed: a) low flush water closets; b) low flow <br />shower control heads; c) aerators in interior faucets; <br />and d) insulation of hot water lines. <br />60. That the developer's Contractor obtain an encroachment <br />permit from the City prior to beginning of construction. <br />61. That the developer pay any and all fees that the property <br />may be subject to. <br />62. That the development will be subject to further regulation <br />under the Fire Code and that the applicant contact the Fire <br />Prevention Bureau for additional information on this matter. - <br />-8- <br />
