That the minimum house size shall be 2,000 sq. ft. and <br />that the minimum distance between all houses shall be as <br />shown on the development plan. <br />64. That the street numbers of all residences shall be <br />posted so as to be easily seen from the street at all <br />times, day and night. <br />65. That any damage to existing street improvements or <br />other public improvements or utilities now existing or <br />done during construction shall be repaired at full <br />expense to the developer. <br />66. That the private roadways be paved and provide a driving <br />surface of not less than 20 ft. of unobstructed width <br />for secondary and 28 ft. for the main roadway and capable <br />of supporting the imposed loads of fire apparatus and <br />having a minimum of 13 ft. 6 in. of vertical clearance. <br />The private driveway access to sites 6 and 7, if approved, <br />shall be a minimum of 16 ft. with passing areas to 20 ft. <br />in width approved by the City Engineering and Fire <br />Department's staff. Final design and grading of this <br />driveway is subject to City staff review and approval. <br />67. The private roadways shall also be provided with turn- <br />arounds as shown on development plan. <br />68. That the turn-arounds mentioned in #67 shall not be <br />obstructed in any manner including parking of vehicles. <br />69. If approved, there shall be automobile turn-arounds on <br />lots 6 and 7. <br />70. Sites 5 through 9 shall be assessed under a joint mainte- <br />nance agreement with the Twelve Oaks Homeowners Association <br />for the maintenance of Twelve Oaks Drive. <br />71. The Deer Oaks Homeowners Association will be responsible <br />for maintenance of the emergency access road in an un- <br />obstructed and weedfree condition. <br />72. That if approved, the emergency access road, private <br />driveway to lots 6 and 7, and the ravine storm water <br />collection and discharge system may be realigned with <br />the approval of City staff in order to either: <br />a, better protect existing trees or vegetation; <br />b. provide a safer or more maintenance-free design; or <br />c. reduce necessary cuts or fills. <br />
