16. That the developer reserve a 25 ft. wide parcel of land <br />along the Foothill Road frontage of the site to provide <br />for possible future widening and slope banks and that <br />the developer construct street improvements on Foothill <br />Road to the satisfaction of the City Engineer to effect <br />safe ingress and egress for the development. <br />17. All street and underground improvements, both public and <br />private, shall be guaranteed by contracts and bonds. <br />18. That the developer provide written evidence of access <br />rights through Tract 4239 for any lots proposed to take <br />access over Twelve Oaks Drive. <br />19. That the developer use his best efforts to provide <br />emergency access vehicle easements over the existing <br />driveway system between Foothill Road and the private <br />drive serving lots 12 through 21 and that the developer <br />make improvements to the existing driveway system to the <br />satisfaction of the Fire Marshal if access rights are <br />obtained. <br />20. That all existing geologic and soils reports shall be <br />recorded with the Alameda County Recorder and that <br />all site or lot specific studies shall be recorded <br />against each parcel when completed. <br />21. That the staff request the California Real Estate <br />Commissioner to include in his report on the sub- <br />division a statement as to the potential geologic <br />problems and a statement as to the recording of the <br />documents listed above. <br />22. That there shall be no septic tanks on the site under <br />any conditions. <br />23. That the location of all buildings shall be such that <br />the farthest exterior wall of a structure shall be <br />within 150 ft. of an appropriately designed access road <br />or such alternate measures shall be taken to provide <br />for fire suppression as determined by the Fire Chief. <br />24. That there be a 360 degree ladder access to all buildings <br />on the subject property in order to enhance fire fighting <br />tactics unless this requirement is modified by the Fire <br />Chief. <br />25. That all landscaping introduced onto the property shall <br />be of a fire retardant nature. <br />-4- <br />
