Planning Commission <br />Res. 1930 <br />Page 3 <br />8. That as part of the tentative map approval, the <br />exact location of the road to lots 13 through 16 <br />be established showing retaining wall location, <br />trees and how the slide area is to be corrected. <br />9. That the applicant be cognizant of the fact that <br />City approval is required prior to removal of any <br />heritage size tree. <br />10. That as part of the tentative map approval a precise <br />plan for the emergency access road to lots 5, 8 and 9 <br />shall be submitted showing retaining walls, and trees <br />to be removed and pruned. <br />11. That the large oak tree near the existing stable <br />shall be repaired. <br />12. That the grading plan for the tract shall show <br />driveway access for lots 19 and 20. <br />13. That if the outfall system along the north side of <br />-- Bernal Avenue is not piped to the Arroyo de la Laguna, <br />the existing ditch in the area shall be regraded <br />from Foothill to the Arroyo. <br />14. That approval of the water system, sanitary sewer system, <br />storm drain system and utility distribution system be <br />withheld pending final design. The 8" water line in <br />Twelve Oaks Drive, Tract 4239 will be required to be <br />extended to tie to the proposed water system within this <br />development. A regulation station will be required. <br />The water system will be publicly maintained within a <br />P.S.E. The sanitary sewer system; the private road <br />system, including the emergency access road; the storm <br />drain system within the development shall be privately <br />maintained by the Homeowners Association. <br />15. That approval for the line, grade, width and structural <br />sections of all streets and drives within this development <br />be withheld pending final design. This road system as <br />shown on the H.P.D. exhibit and as amended by the alter- <br />native study is generally acceptable. The emergency <br />access road shall be an all weather road and shall be <br />designed and constructed to the satisfaction of the <br />City Engineer and the Fire Marshal. <br />
