That as part of the tentative map approval, the exact location of the road to lots 13 through 16 be established showing retaining wall location, trees and how the slide area is to be corrected. 9. That the applicant be cognizant of the fact that City approval is required prior to removal of any heritage size tree. 10. That as part of the tentative map approval a precise plan for the emergency access road to lots 5, 8 and 9 shall be submitted showing retaining walls, and trees to be removed and pruned. 11. That the large oak tree near the existing stable shall be repaired. 12. That the grading plan for the tract shall show driveway access for lots 19 and 20. 13. That if the outfall system along the north side of -- Bernal Avenue is not piped to the Arroyo de la Laguna, the existing ditch in the area shall be regraded from Foothill to the Arroyo. 14. That approval of the water system, sanitary sewer system, storm drain system and utility distribution system be withheld pending final design. The 8" water line in Twelve Oaks Drive, Tract 4239 will be required to be extended to tie to the proposed water system within this development. A regulation station will be required. The water system will be publicly maintained within a P.S.E. The sanitary sewer system; the private road system, including the emergency access road; the storm drain system within the development shall be privately maintained by the Homeowners Association. 15. That approval for the line, grade, width and structural sections of all streets and drives within this development be withheld pending final design. This road system as shown on the H.P.D. exhibit and as amended by the alter- native study is generally acceptable. The emergency access road shall be an all weather road and shall be designed and constructed to the satisfaction of the City Engineer and the Fire Marshal.
