1. That the development be substantially as shown on <br />the development plan, Exhibit A, on file with the <br />Planning Division, except that lots 6 and 7 and the <br />access road to them be removed and relocated at two <br />of the four alternate sites shown on the Plummer and <br />Associates map displayed to the Planning Commission <br />on 12/10/80 and that the appropriateness of these <br />two alternate sites shall be approved by the staff. <br />That one lot be removed on each side of the main road <br />(in the area of lots 1 through 4, 10, 11 and 19 <br />through 24) and the remaining lots proportionately <br />widened to fill in the lost space with the goal of <br />creating a minimum lot size of 25,000 sq. ft. <br />2. That if lots 6 and 7 are approved, a soil and geologic <br />investigation shall be prepared on those two lots <br />containing recommendations as to the location of <br />structures and certifying the existence of building <br />sites on each lot. This investigation shall be <br />done by a state licensed geologist or geologic engineer <br />and completed prior to the filing of a tentative map <br />on the subject property. <br />3. That the developer acknowledges that the City of <br />Pleasanton does not guarantee the availability of <br />sufficient sewer capacity to serve this development <br />by approval of this project and the developer agrees <br />and acknowledges that building permit approval may <br />be withheld if sewer capacity is found by the City <br />not to be available. <br />4.. That copies of the letters from David Carpenter <br />dated 11/6/80 and Judd Hull dated 11/21/80 be given <br />to all prospective buyers along with the Soil and <br />Geology Investigation No. 865-A66-A5. <br />5. That all 54 conclusions and recommendations of the <br />Soil and Geology Investigation No. 865-A66-AS of <br />Judd Hull dated 10/13/80 be complied with during <br />construction of all structures on the subject property. <br />6. That the applicant submit a plan to the City showing <br />how access and water will be maintained to the Juhl <br />property during construction of the main road; this <br />plan to be approved prior to submittal of a final <br />subdivision map. <br />7. That the owner of the parcel immediately north of <br />lot 18 shall be granted vehicular access over the <br />main roadway. <br />-2- <br />
