15. That the City shall have power to reduce the intensity <br />of the land uses on the subject property if trip generation <br />in northern Pleasanton exceeds that assumed in the North <br />Pleasanton Traffic Study or whatever traffic study is <br />used to establish the assessment district mentioned in <br />Condition No. 8. <br />16. That the main road on subject property (north/south road) <br />shall be 48 ft. that the auxiliary road be widened from <br />40 ft. to 44 ft., and that the bikeway/pedestrian path <br />shall be a minimum of 6 ft. 6 in. in width. <br />17. That all streets rights-of-way shown on the final map <br />shall be offered for dedication to public use; or in the <br />alternative these rights-of-way may be purchased at <br />their fair market value through a special assessment <br />district for subdivision improvements, if approved <br />by the City Council pursuant to Section 66462(a)(2) <br />of the Government Code. <br />18. Where enumerated conditions of this PUD report conflict <br />with statements on the PUD development plan, the <br />former shall control. <br />19. That a comprehensive overall signing program for the <br />entire development shall be submitted to and approved <br />by the staff prior to issuance of a building permit. <br />20. That the developer acknowledges that the City of <br />Pleasanton does not guarantee the availability of <br />sufficient sewer capacity to serve this development <br />by approval of this project and that the developer <br />agrees and acknowledges that building permits may be <br />withheld if sewer capacity is found by the City not to <br />be available. <br />21. That the interior streets and the 33 ft. wide landscape <br />easement shall be installed prior to or in conjunction <br />with the first building erected on the subject property. <br />Where it appears that future construction shall cause <br />the removal or destruction of this landscaping, it <br />may be deferred to a later date. <br />22. That a final landscape plan for the 33 ft. wide land- <br />scape easement shall be submitted to the Planning <br />Division for approval prior to issuance of a building <br />permit. <br />-4- <br />
