That the developer shall agree to pay their fair <br />share for traffic signals at the Meyers Road/Hopyard <br />Road intersection and the Denker Drive/Stoneridge <br />Drive intersection and the increased costs of con- <br />structing "A" Street and "C" Street in the Meyers' <br />project caused by traffic from the Reynolds and <br />Brown development. <br />24. That an emergency access road shall be constructed <br />from the cul-de-sac either to the main interior <br />street or to Johnson Drive. The final location and <br />design to be determined by the City Engineer. This <br />road shall be constructed in conjunction with the <br />first building on the subject property. <br />25. That all loading areas shall be screened from streets <br />and surrounding properties. <br />26. That the parking standards shown on the development <br />plan shall be used as a guide, but that all final <br />parking requirements shall be determined on a case <br />by case basis at the time of design review. <br />27. That permitted and conditionally permitted uses on the <br />subject property shall be as follows: <br />Light Industrial Uses <br />A. All industrial uses, activities and processes <br />allowed in Section 2-7.20(1) (Permitted Uses, <br />I-P District), Article 9, Chapter 2, Title II <br />of the Ordinance Code of the City of Pleasanton. <br />B. Industrial support and service facilities to <br />include activities limited to the servicing of <br />businesses on the subject property or servicing <br />of products produced on the site, such as: <br />repair and maintenance of appliances or <br />component parts; tooling; printers; testing shops; <br />small machine shops; copying; photo engraving, etc. <br />C. Accessory uses and structures when related to and <br />incidental to a permitted use. <br />D. Warehousing and distribution type industrial uses <br />(not including the storage of radioactive materials <br />or fuel or flammable liquids). <br />
