1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the Planning <br />Division. <br />2. That since the development plan does not show the <br />specific design of buildings to be constructed on <br />the property, all buildings and individual site, <br />landscaping and parking shall require approval <br />by the Design Review Board prior to issuance of <br />building permits. <br />3. That the specific information required by Section <br />2-8.35(d), Article 14 of the Zoning Code shall be <br />submitted to the Planning Commission and City Council <br />for consideration and approval prior to the sub- <br />division of or issuance of building permits for <br />structures in the area shown on the development plan <br />as lots 1-21 and 23-40. <br />4. That the total building floor space on the subject <br />property shall range from 348 to 38~ of the gross <br />acreage of the subject site (approximately 1,210,000 <br />sq. ft. to 1,362,000 sq, ft.), all in accordance <br />with Exhibit A, Range of Proposed Building Floor <br />uu a.c... .~/ iv/ ~.~., <br />of this case by <br />reference. <br />5. That there shall be no buildings on the subject <br />property over five stories or 65 ft. in height <br />at the parapet. <br />6. That there shall be a minimum 33 ft. wide land- <br />scape/public service easement from behind the curb <br />along both sides of all streets in the development <br />except for Hopyard Road where the minimum shall be <br />50' and for Streets D and E and Street C from the <br />north side of Street B to Street E where the minimum, <br />from behind the curb, shall be 25'. There shall be <br />a 6-1/2' to 8' wide bideway/ped path within certain <br />of the required 33' wide easements, the locations to be <br />determined by the City Engineer, with the intent being <br />to create a coordinated workable bikeway/ped path <br />system throughout the office/commercial/corporate <br />headquarters sections of the development. There <br />shall be no buildings or parking areas within the <br />easements. Plans for the easements, including land- <br />scaping and bikeway/pedestrian path construction shall <br />be approved by the Planning staff prior to approval <br />of the final map. <br />-2- <br />
