Res. 1962 <br />Page 3 <br />7. That with regard to that portion of the development <br />plan designated as lots 22 and 41-55, the shape and <br />locations of the buildings shown on the plan may <br />change and driveways and parking areas may be <br />redesigned; street locations are fairly precisely <br />set, but may also change within insignificant limits. <br />8. That approval is not granted for the mini-storage <br />shown at the southwestern corner of the property <br />and that the developer should work with the City <br />staff to come up with a more appropriate use for <br />that site. <br />9. That a district for the maintenance of all public <br />lighting and landscaping within the development and <br />street areas (including landscape easements) shall <br />be established. Such district may be used in con- <br />junction with a property owner association to be <br />established by developer for these purposes. <br />10. That site specific, soil studies shall be done for <br />all buildings constructed on the subject property. <br />11. There may be a median break on Stoneridge Drive at <br />Street F. A left-turn pocket shall be constructed <br />near said break to accommodate left turns into the <br />development but shall be designed to preclude left <br />turns out of the development. The break shall be <br />designed to the satisfaction of the City Engineer. <br />12. That the maintenance district mentioned in condition <br />number 9 above, shall be used to maintain the median <br />on Stoneridge Drive in front of the subject property <br />and one-half of the median in Hopyard Road in front <br />of the subject property. <br />13. That since the widening of Hopyard Road in front <br />of the subject property may eliminate many of the <br />existing trees on the west side of Hopyard Road in <br />that area, all trees removed must be replaced and <br />must be the same size as the existing trees along <br />the Hopyard Road border of the subject property. <br />14. That as part of the tentative map submitted for <br />the subject property, all curb cuts on Street B <br />shall be shown as well as any curb cuts on Hopyard <br />Road and Stoneridge Drive; additionally, the <br />method for providing access to lots 44 through <br />55 shall be shown on the tentative map. <br />15. That all buildings on the subject property shall <br />employ solar energy to the maximum extent feasible. <br />
