5. That since I-680 is a scenic highway, the lots adjacent <br />to this highway shall wherever possible be a minimum of <br />3 acres in size to accommodate corporate headquarters and <br />R and D facilities which will better blend in with the <br />scenic nature of the highway. <br />6. That at each tentative map stage, the developer shall <br />demonstrate how he will phase the development of the <br />property to maintain the maximum agricultural use of <br />the site (per a requirement of the general plan amend- <br />ment on the subject property). <br />7. That there shall be as little disturbance as possible <br />to the creekbed of the Arroyo del Valle during develop- <br />ment of the subject property. Modification of the bottom <br />of the creek shall be limited to that required by Zone 7. <br />A plan for the modification of the vegetation in this area <br />shall be submitted to the Planning Division for approval <br />prior to final map approval for the phase which includes <br />the creek work. <br />8. That the extension of Valley Avenue be designed to <br />miss the existing stand of large trees southeast of <br />the Arroyo del Valle bridge crossing. <br />9. That all off-site earth fill required for the site shall <br />be transported via freeways rather than surface streets <br />except for the Bernal Avenue frontage of subject site. <br />10. That the developer shall install landscaping adjacent <br />to the north and west sides of the pumping station to <br />screen this structure from I-680. <br />11. That the developer work with Caltrans to develop a <br />compatible State landscape plan for I-680 which <br />maintains views onto the Fromm site. <br />12. That if Zone 7 requires replacement of flood plain <br />storage capacity lost due to flood mitigation measures <br />on the subject property that replacement shall not take <br />place in the Arroyo del Valle. <br />13. That the developer shall perform slope stabilization, <br />revegetation and careful clean up of any areas of the <br />Arroyo. del Valle disturbed during project construction <br />(including Valley Avenue). <br />/// <br />-2- <br />
