That because research and development and light manu- <br />facturing uses would increase the potential hazard of <br />spillage, combustion, or exploding of hazardous materials, <br />the developer shall work with the Fire Marshal to estab- <br />lish procedures for the safe storage and handling of <br />such materials. Tenants using hazardous materials <br />shall not occupy lots adjacent to the Arroyo del Valle. <br />15. That the maximum basic floor area (as defined by the <br />Pleasanton Ordinance Code) for uses on the site shall <br />be as follows: Industrial Uses, 45~; Offices Uses, 50~; <br />Commercial Uses, 30~; coverage of the motel shall be <br />determined at time of design plan submittal. <br />16. That there shall be a minimum 33 ft. wide berm and <br />landscape area (which may contain sidewalks, bikeways, <br />par course, etc.) from behind the curb along all <br />interior streets in the development and a minimum <br />50 ft. wide berm and landscape area along the Bernal <br />Avenue frontage of the subject property. There <br />shall be no buildings or parking areas within these <br />landscaped areas. Final landscape plans for the berm <br />and landscape areas (including sidewalks, par course, <br />bikeways, etc.) the I-680 planting strip and the <br />Arroyo del Valle planting strip shall be approved <br />by the Planning Division prior to approval of the <br />final map for the subdivision of the first unit of <br />the subject property. <br />17. That the developer shall agree to pay his fair share of <br />an economic analysis that is being done for other <br />business parks being proposed in Pleasanton. Total <br />cost of said analysis to range in price between <br />$5,000 and $20,000. <br />18. That there shall be a bicycle/ped path constructed within <br />the landscape area along the Valley Avenue and Bernal <br />Avenue frontages of the subject property. <br />19. That if the San Francisco Water Department property <br />does not become part of the project and the interior <br />loop road is eliminated, that portion of the exterior <br />loop road which runs through that property shall be <br />redesigned to either cul-de-sac or hammerhead on <br />either side of the San Francisco property, said <br />redesign to be shown on the tentative map. <br />/// <br />
