PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1974 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON RECOMMENDING APPROVAL OF CASE <br />PUD-80-2, APPLICATION OF ALFRED FROMM. <br />WHEREAS, Alfred Fromm has applied for zoning and development plan <br />approval for a 96 acre Planned Unit Development Commercial/ <br />Industrial Business Park at the northeast corner of Bernal <br />Avenue and I-680, south of the Arroyo Del Valle which forms <br />the boundary between the Del Prado area of Pleasanton and <br />the subject site; and <br />WHEREAS, zoning for the property is "S" (Study) District; and <br />WHEREAS, a public hearing was held on April 8, 1981 at which time <br />all public testimony and exhibits were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission of the City of Pleasanton <br />recommends approval of case PUD-80-2, application of <br />Alfred Fromm subject to the following conditions: <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A; the grading plan, Exhibit 8; <br />and the Development Landscape Guidelines, Exhibit C; on <br />file with the Planning Division. <br />2. That all commercial land uses, except the motel, shall <br />be established along Valley Avenue and along Bernal <br />Avenue only from the Bernal Avenue main entrance <br />eastward. The motel shall be constructed in the <br />location shown on the development plan. <br />3. That there shall be no warehousing land uses on the <br />lots adjacent to or closest to Valley Avenue. <br />4. That if the San Francisco Water Department land does <br />not become part of the project by the time of tentative <br />map submittal, the outer loop road in the northeast <br />quadrant of the property shall be moved adjacent to the <br />eastern property line of the subject property so that <br />structures on the San Francisco Water Department land <br />between Valley Avenue and the Fromm property will not <br />have to front and access on to Valley Avenue. <br />
