No work from Fromm is anticipated here. The <br />additional paving to provide for two lanes in <br />each direction, the future medianisland and <br />landscaping, and the landscaping and bike path <br />on the west side of Valley are future City <br />obligations. <br />69. That the project be designed to provide sufficient <br />space for adding a second northbound freeway on-ramp <br />and right-turn approach lane along the northside of <br />Bernal Avenue if required. <br />70. That the design for Valley Avenue include provisions for <br />accessing fairground parking traffic and minimize the <br />number of breaks in the Valley Avenue median, and <br />that the design for Valley Avenue include provisions <br />for the intersection of Valley Avenue with the future <br />gxten$ion of Rose Avenue and that these b~ considera- <br />;t~ons,of the final design. ~. ~"' <br />71. That all existing wells, septic tanks or holding <br />tanks on the site be properly sealed, filled and <br />abandoned prior to or in conjunction with the <br />start of grading operations unless Zone 7 retains <br />specific wells for observation wells, or special <br />approval is obtained from the City Engineer for <br />temporary use of an existing well for construction <br />water. <br />72. That the developer submit an erosion and sedimentation <br />control plan as part of the improvement plans prior <br />to approval of the final map for the subdivision of <br />the first unit of the subject property and that said <br />plan shall make provision for the control of erosion <br />throughout all phases of development of the property. <br />73. That approval of the water supply and distribution <br />system be withheld pending final design and until <br />the developer has demonstrated to the satisfaction <br />of the City Engineer that the proposed system meets <br />both the immediate and long range requirements <br />for supplying water in this area. <br />74. That approval of the storm drainage system be withheld <br />pending final design and until the developer has <br />demonstrated to the satisfaction of the City Engineer <br />that the system is adequate, connects to an approved <br />point of discharge, meets any and all applicable <br />requirements of the Alameda Flood Control District, <br />meets any and all applicable requirements of the <br />/// <br />-14- <br />
