That the developer be responsible for the installa- <br />tion of the street lighting system within the develop- <br />ment. The streets lights shall be 70 watt, high pressure <br />sodium vapor units mounted on galvanized steel poles <br />with poured in place bases, on the LS-1C schedule per <br />City requirements and P.G.andE. standard details, <br />.unless o~h~rwise specifically approved. Approval-for <br />the number, location, and type of electroliers shall <br />be withheld pending final design and review by the <br />City Engineer. <br />76. That any existing assessment district, which the <br />property may be subject to, be cleared prior to the <br />approval of the final map or the developer will cause <br />a segregation to be completed in conjunction with the <br />final map. <br />77. That this development provide a safe and effective <br />circulation system for bicycles, pedestrians; and <br />where applicable, equestrians. These facilities shall <br />be designed and installed to the satisfaction of the <br />City Engineer and shall be separated from vehicular <br />traffic whenever possible. <br />78. That the developer submit detailed landscape and <br />irrigation plans as part of the improvement plans. <br />These plans should include a street tree planting <br />plan; landscape plans for medians, buffer strips, and <br />any right-of-way landscape areas; and an irrigation <br />plan with automatic controls. <br />79. That approval of the design for the line, grade, and <br />structural sections for the streets serving this <br />development be withheld pending final design and <br />review by the City Engineer. <br />80. That developer shall plant all trees required in the <br />Arroyo Del Valle .landscape strip as part of the first <br />phase of the development. <br />/// <br />
