The intent of this condition is to effect a reasonable level of safe vehicular access from Hopyard Road to the Arroyo del Valle at such time as the Arroyo del Valle bridge and Valley Avenue from the bridge to Bernal Avenue is installed. A. .Valley Avenue: Ho and Road to Hansen Drive This section of Va ley Avenue is currently being constructed by Ponderosa and will consist of one full traffic lane in each direction as an interim condition and two full lanes iri each direction, divided, in the future. No addi- tional work is required here if the traffic volume does not exceed the capacity of the one-half street configuration. If the Fromm development precedes the Mackay development of Tract 4385, it would be necessary for Fromm to provide a temporary transition for south- bound traffic on the north side of the inter- section of Valley Avenue and Hansen Drive. B. Valley Avenue: Hansen Drive to Paseo Santa Cruz This section of Valley Avenue consists of two- way traffic on the existing 18-1/2 ft. wide pavement on the east side of Valley Avenue with traffic in direct opposition at the southerly terminus. If Mackay Homes develops Tract 4385 prior to the start of the Fromm pro- ject, they will construct the street frontage improvements on the west side of Valley Avenue necessary to effect a safe traffic circulation and no work would be required from Fromm. In the event that the Fromm project precedes Mackay, it will be necessary for Fromm to do the required improvements with possible reimbursement from Mackay. C. Valley Avenue: Paseo Santa Cruz to Arro o del Valle This section consists o separate roa way. Eig teen and one-half feet (18-1/2 ft.) of paving exists on each side and will provide one full lane in each direction. ///
