Res. 1974 <br />Page 13 <br />68. That the developer provide for the design, construction <br />and installation of the improvements discussed below if <br />and when required by the City Engineer in writing. The <br />intent of this condition is to effect a reasonable level <br />of safe vehicular access from Hopyard Road to the Arroyo <br />del Valle at such time as the Arroyo del Valle bridge <br />and Valley Avenue from the bridge to Bernal Avenue is <br />installed. <br />A. .Valley Avenue: Ho and Road to Hansen Drive <br />This section of Va ley Avenue is currently being <br />constructed by Ponderosa and will consist of one <br />full traffic lane in each direction as an <br />interim condition and two full lanes iri each <br />direction, divided, in the future. No addi- <br />tional work is required here if the traffic <br />volume does not exceed the capacity of the <br />one-half street configuration. If the Fromm <br />development precedes the Mackay development <br />of Tract 4385, it would be necessary for Fromm <br />to provide a temporary transition for south- <br />bound traffic on the north side of the inter- <br />section of Valley Avenue and Hansen Drive. <br />B. Valley Avenue: Hansen Drive to Paseo Santa Cruz <br />This section of Valley Avenue consists of two- <br />way traffic on the existing 18-1/2 ft. wide <br />pavement on the east side of Valley Avenue <br />with traffic in direct opposition at the <br />southerly terminus. If Mackay Homes develops <br />Tract 4385 prior to the start of the Fromm pro- <br />ject, they will construct the street frontage <br />improvements on the west side of Valley Avenue <br />necessary to effect a safe traffic circulation <br />and no work would be required from Fromm. In <br />the event that the Fromm project precedes Mackay, <br />it will be necessary for Fromm to do the required <br />improvements with possible reimbursement from <br />Mackay. <br />C. Valley Avenue: Paseo Santa Cruz to Arro o del Valle <br />This section consists o separate roa way. Eig teen <br />and one-half feet (18-1/2 ft.) of paving exists <br />on each side and will provide one full lane in <br />each direction. <br />/// <br />
