Res. 1808
~._ Pg. 3
13. That the staff request that the public report of the
California Real Estate Commissioner contain a warning
as to the current unavailability of sewer connections.
14. That the developer be advised that the property is
located in the Dublin-San Ramon Services District
sewage treatment area and the availability of sewer
connections to the DSRSD plant is subject to an
agreement dated November 8, 1972 which establishes
priority listings for sewer connections. A copy of
the above agreement can be obtained from the City
Administrative offices. That the developer be
informed that sufficient sewer connections are not
now available to serve the subject property, that the
time schedule when service would become available
is uncertain (if ever), and that a building permit
cannot be issued for construction on the property
until sewage treatment capacity is available.
15. That there shall be no septic tanks on the site
under any conditions.
16. That a fire retardant buffer 10 ft. in width shall
~- be provided along the length of both sides of the
private roadway and be engineered and landscaped in
such a way as to minimize erosion to a level acceptable
to the City Engineer.
17. That street lighting and common area lighting shall
be provided by the developer and shall be designed to
minimize intrusion of hillside lighting to the valley
floor as concurred with by the City Planning Division.
The lighting system on the private road shall be
installed by the developer and maintained by the
homeowner's association.
18. That the deed restrictions for each lot indicate to
potential buyers the responsibility of the owners
for maintenance and repair of all common areas, roadways
and private utility and service systems.
19. That the fire hydrant and water system be designed to
provide a water flow of 1500 gpm.
20. That the fire hydrants and other fire department con-
nections shall be located and sized as directed by the
City Fire Chief.
21. That the location of all buildings shall be such that
the farthest exterior wall of a structure shall be
within 150 ft. of an appropriately designed access road
