Safety fencing around swimming pools <br />should also be open in nature (wrought iron or similar). <br />All fencing shall be subject to approval by the <br />Planning Division. <br />5. That the developer be aware that the exact cross <br />sections and design details of the roads and all <br />utilities will be determined at the time of the consi- <br />deration of the tentative and final subdivision maps <br />and that the design of the roads and location of <br />utilities, driveways, etc. may change at that time. <br />6. That if grading practices are required on a lot <br />(in order to create a building site) which are contrary <br />to the purposes of the xPD District, as determined <br />by City staff, the applicant shall submit a revised <br />development plan for approval by the Planning Com- <br />mission and City Council. <br />7. That a lot specific soils investigation and report <br />shall be completed by a state licensed geologist, <br />geologic engineer or soils engineer and approved by <br />the Building Division prior to issuance of a building <br />permit. The soils report and the 4/9/79 Soil and <br />Geologic Investigation shall be used to gove~w the <br />structures will be constructed on the sites. <br />8. That should any proposed lot not have a buildable <br />site, such lot shall not be shown on the tentative <br />map as a separate parcel but shall be included in <br />the open space lands or be added to neighboring <br />parcels. <br />9. That no improvement activities, including but not <br />limited to grading, construction, tree removal or site <br />preparation shall be initiated until all proper permits <br />are obtained. <br />10. That all existing geologic and soils reports shall be <br />recorded with the Alameda County Recorder and that <br />all site or lot specific studies shall be recorded <br />against each parcel when completed. <br />11. That each prospective buyer be provided with a com- <br />plete copy of the April 9, 1979 Geologic Report. <br />12.
