Res. 1809 <br />19. That all units in the condominium area shall be equipped <br />with automatic garage door openers. <br />20. That in the single family area, the number of driveways <br />shall be minimized, wherever possible, by use of common <br />curb cuts and where these features are not practical, <br />turn-arounds shall be constructed on the lots to allow <br />drivers to drive forward out onto Pico Avenue. <br />21. That the developer be reminded that specific approval <br />from the City shall be required prior to removal of <br />any heritage trees on the site. <br />22. That because lot 1 is steeply sloping in nature and <br />no grading is proposed on it, special design constraints <br />pertaining to the mass of the structure shall be con- <br />sidered and applied. <br />23. That the street number of the buildings be posted so <br />as to be easily seen from the street at all times, day <br />and night. <br />24. That all ducts, meters, air conditioning equipment, and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere, be effectively screened <br />from view with materials architecturally compatible <br />with the main structure. <br />25. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be per- <br />ceptible at or beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br />26. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />27. That all trash and refuse be contained completely within <br />enclosures architecturally compatible with the main <br />structure. <br />28. That if signing for the development is desired, a compre- <br />hensive signing program be submitted to the City for <br />consideration under separate application. <br />29.
