Res. 1809 <br />31. That all utilities required to serve the development be <br />installed underground. <br />32. That the developer install street trees as required <br />per ordinance. <br />33. That any damage to street improvements now existing or <br />done during construction on the subject property be <br />repaired at full expense to the developer. <br />34. That the developer install street frontage improvements <br />per ordinance and to the satisfaction of the City <br />Engineer. These improvements to include, but are not <br />necessarily limited to, grading, curb and gutter, <br />sidewalk paving, storm drain, sanitary sewer, water <br />facilities, street lighting, underground utilities, <br />and traffic control devices. <br />35. That the site be kept free of fire hazards from the <br />start of construction to final inspectioh and that the <br />Fire Department emergency number be provided adjacent <br />to all telephones on the site. <br />36. That all dwelling unity in the development be constructed <br />to meet the latest P.G.&E. Energy Conservation Home <br />Standards. <br />37. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />38. That the developer be aware that the extent of the <br />right-of-way dedication for street widening purposes, <br />the precise design of the street cross section; structure <br />section and design details; and all required utilities <br />will be determined at the time of consideration of the <br />tentative and final subdivision maps and may be changed <br />somewhat at that time from what is currently shown on <br />the PUD plans. <br />39. That all dwelling units be kept a minimum of 24 ft. from <br />the eastern curb line and all patio fences higher than <br />30" a minimum of 12 ft. from either the eastern or northern <br />curb lines. <br />40. That the sidewalk meander in the area between the eastern <br />and northern curb lines and the dwelling units with the <br />final design of the sidewalk to be established as part <br />of the tentative subdivision map. <br />-4- <br />
