2) Sanitary sewers: a private on-site sewer <br />system. <br />3) Storm drainage system: a private on-site <br />storm drain system meeting the 100 year <br />flood criteria of both the City and the <br />ACFCD. <br />4) A schematic on-site utilities system <br />indicating P.G.&E., Pacific Telephone, <br />etc. in a joint trench configuration <br />within or adjacent to interior roadways. <br />3. That the developer process a minor subdivision and have <br />a parcel map and final map reviewed, approved and <br />recorded. <br />4. That the developer dedicate to the City any required <br />public service easements needed for maintenance of <br />utility systems or emergency or public ser"vice access. <br />5. That the developer submit a building permit survey <br />and a site development plan in accordance with the <br />Survey Ordinance (Article 3, Chapter 3, Title II) and <br />that these plans be approved by the City Engineer <br />prior to issuance of a building permit. <br />6. That the site development plan include all required <br />information to design and construct site, grading, <br />paving, and drainage. <br />That the paving sections for the parking and drive <br />areas be designed on the basis of an R-Value Test <br />and a Traffic Index to carry the anticipated traffic <br />loads. This design shall be subject to the approval <br />of the City Engineer. The minimum paving section <br />shall be 2" A.C. on 6" A.B. The minimum A.C. pavement <br />slope shall be 1$. <br />8. That all utilities required to serve this development <br />be installed underground. <br />That the developer install street frontage improve- <br />ments on Old Aopyard Road per ordinance and to the <br />satisfaction of the City Engineer at any time in the <br />development process of the 6.1 ac. parcel (including <br />the Buttercup site) deemed necessary by the City. <br />These improvements shall include but not necessarily <br />-2- <br />
