Res. 1825 <br />Page 3 <br />limited to: grading, curb and gutters, sidewalk, <br />paving, storm drains, sanitary sewer, water <br />facilities, street lighting, underground utilities <br />and traffic control devices. <br />10. That the developer's contractor obtain an encroachment <br />permit from the City prior to construction. <br />11. That the developer install street trees as required per <br />ordinance. <br />12. That the restaurant be constructed in such a manner <br />as to affect a 25 dB interior noise level reduction. <br />13. That the developer install a temporary asphalt berm/ <br />curb along the northern edge of the parking area and <br />along the eastern driveway. <br />14. That the bermed landscaped area along Hopyard Road <br />be bermed to a height of at least 3 ft. <br />15. That the driveways (easements) through the Burger King <br />and Grace properties be constructed prior to issuance <br />of a building permit for the Buttercup restaurant. <br />16. That the developer work with the developer of the <br />Burger King property to insure that trees are planted <br />throughout the planter on the north side of the <br />Burger King property. <br />17. That the street number of the building be posted so <br />as to be easily seen from the street at all times, day <br />and night. <br />18. That all ducts, meters, air conditioning equipment, and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere, be effectively screened <br />from view with materials architecturally compatible <br />with the main structure. <br />19. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be per- <br />ceptible at or beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br />20. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />
