3. That the final map for Tract 4401 show the improvements <br />for the Del Valle Parkway extending westward from <br />California Avenue to the western boundary of lot 1 <br />or enter into a deferred improvement agreement to <br />build at time deemed necessary by the City Engineer. <br />4. That the developer dedicate to the City for street <br />right-of-way purposes, the areas shown on Tract 4401 <br />as California Avenue, Washington Street, Nevada <br />Street, Oregon Street and the Del Valle Parkway. <br />That this shall be done prior to or concurrent with <br />approval of the final map. <br />5. That the developer dedicate a 3 ft. public service <br />easement parallel with and contiguous to all interior <br />streets. This shall be done prior to or concurrent <br />with the approval of the final map. <br />6. That the application for the interim use of holding <br />tanks shall be processed through the City prior to <br />issuance of any building permits for any structures <br />in the subdivision. <br />7. The application as proposed will be subject to additional <br />requirements under the City Fire Code. The applicant <br />is requested to contact the Fire Prevention Bureau for <br />more detailed information. <br />8. That the applicant be aware that the water system <br />serving the area may not meet Fire Department <br />standards and will have to be upgraded prior to <br />development. <br />9. That the developer dedicate to the City by separate <br />document, the portion of the future right-of-way for <br />Stanley Boulevard which lies within the subject property. <br />10. That the developer submit a landscape plan to the City <br />as part of the improvement plans for review and approval. <br />These plans are for the area between the frontage road <br />and Stanley Boulevard and trees for the planter strips <br />on Del valle Parkway, and shall include the 6 ft. <br />buffer strip and an automatic irrigation system. <br />11. That approval for the portion <br />system to be installed now for <br />held pending final design. <br />of the sanitary sewer <br />future use be with- <br />-2- <br />
