That the final map for Tract 4401 show the improvements for the Del Valle Parkway extending westward from California Avenue to the western boundary of lot 1 or enter into a deferred improvement agreement to build at time deemed necessary by the City Engineer. 4. That the developer dedicate to the City for street right-of-way purposes, the areas shown on Tract 4401 as California Avenue, Washington Street, Nevada Street, Oregon Street and the Del Valle Parkway. These plans are for the area between the frontage road and Stanley Boulevard and trees for the planter strips on Del valle Parkway, and shall include the 6 ft. buffer strip and an automatic irrigation system. 11.
