3/12/80 <br />Planning Commission <br />RE: Tentative Map, Tract 4373 <br />Page 2 <br />3. That "non-access" rights be dedicated on the final map for <br />Lots 1, 12 and 13 along the Foothill Road frontage. <br />4. That approval for the precise line, grade, and structural section <br />of the streets within this development be withheld pending final <br />design. <br />5. That the developer and his agents are responsible for the <br />complete design and construction of the off-site public <br />improvements for this development. <br />6. That the developer submit complete improvement plans and final <br />map to the Ci y for review and approval. <br />7. That the intersection of Foothill Place and Foothill Road be <br />designed by the developer, to the satisfaction of the City Engineer, <br />to provide for safe ingress and egress. Left turn movements into <br />and out of Foothill Place will be permitted only with safe refuge <br />and/or turnout lanes. <br />8. That the typical 40 foot street, cross-section be revised to show a <br />28 foot curb-to-curb section (2-10' through lanes, 1-8' parking lane) <br />or a 29' section (a 10.5' through lane, a 10' through lane, and <br />an 8.5' parking lane) if rolled curb is approved. The streets within <br />this development will be public streets. The south side of <br />Foothill Place and the west side of Foothill Lane will be marked <br />for no parking. <br />9. That the developers obligation for street frontage improvements be <br />consolidated at the intersection of Foothill Road and Foothill Place <br />to effect safe turning movements. <br />10. That the developer meet all applicable requirements of the Alameda <br />County Flood Control, the A.U.D. - Flood Program and any other <br />interested outside agency having jurisdiction. <br />11. That all in-tract easements be granted as public service easements. <br />12. That the number, size and location of fire hydrants remain subject <br />to final design. <br />13. That the developer provide all the street lighting facilities necessary <br />to adequately light the streets within and adjacent to this tract <br />at the lowest possible cost to the City. <br />14. That electric power distribution and communication service systems <br />be placed totally underground. The Foothill Road system will be <br />reviewed during final design. <br />15. That approval of the water supply and distribution system be withheld <br />until the developer has demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the immediate and long <br />range requirements for supplying water in this area. <br />
