4. That the developer take whatever action necessary to <br />remove the property from the special flood hazard <br />area (Zone A) as shown on the Flood Hazard Boundary <br />Map of the City of Pleasanton. <br />5. That rather than moving the arroyo Las Positas 40 ft. <br />east as shown on the development plan, the developer <br />work with the Alameda County Flood District to move <br />that arroyo to its ultimate location as shown on Zone <br />7's plan and the Pleasanton General Plan. if this <br />proves impossible and the channel must be moved as <br />shown on the map, then it should be kept as close to <br />the eastern boundary of the tract as possible. <br />6. That all relocated drainage channels be hydroseeded to <br />reduce erosion. <br />7. That the developer meet all Zone 7 requirements for <br />improvements to drainage channels. <br />8. That the eastern edge of the development be filled an <br />additional two feet per the recommendation of the <br />Archaeological Report done for the Indian midden, or an amount <br />agreed to by a competent archeologist, in order to <br />preclude any future disturbance to the midden through <br />the placement of underground utilities. <br />9. That all fill for the site be delivered via either <br />E1 Charro Road or Pimlico rather than West Las Positas <br />Boulevard. <br />10. That the development contain at least 5 separate models, <br />elevations of which are to be submitted to the Planning <br />Division for approval prior to submittal of a tentative <br />map. All models shall be designed to take advantage of <br />passive and active solar heating and cooling. <br />11. That the minimum distance between two-story structures <br />shall be 20 ft., the minimum distance between single <br />story structures and the two-story portion of a two- <br />story structure shall be 17 ft. and the minimum dis- <br />tance between one story structures shall be 10 ft. <br />12. That except as modified by the development plan, the <br />zoning regulations for this development shall be those <br />of the R-1-6500 District. <br />13. That conditions relating to grading, drainage, dust <br />control, erosion control, street width, street improve- <br />ments, utilities, etc. shall be considered at the time <br />of submittal of the tenative map on the subject property. <br />14. That the developer pay any and. all fees that the property <br />may be subject to. <br />2 <br />
