PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1876 <br />A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING <br />APPROVAL OF CASE PUD-80-3 FILED BY AMADOR VALLEY INVESTORS <br />WHEREAS, Amador Valley Investors has applied to rezone from the <br />R-1-6500 (Single-Family Residential) District to the PUD <br />(Planned Unit Development) District and development plan <br />approval for a 113-lot, single-family residential subdivi- <br />sion proposed to be built on an approximately 27 acre <br />parcel located just east of the existing terminus of West <br />Las Positas Boulevard, north of Arroyo Mocho; and <br />WHEREAS, a public hearing was held May 14, 1980, wherein all <br />pertinent information was presented for the Commission's <br />review. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends approval of case <br />PUD-80-3 because it has made the determination that this <br />project meets all objectives of the Zoning Ordinance sub- <br />ject to the following conditions: <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the Planning <br />Division. <br />2. That the developer make an in-lieu cash payment to the <br />City for the estimated cost of one-half of the bridge <br />across the Arroyo Mocho at Martin Avenue but that this <br />figure is not to exceed $250,000 and that these funds <br />can be used for the bridge across the Arroyo Mocho at <br />Santa Rita Road or any other public works improvements <br />beneficial to the subject property as determined by the <br />City Council. <br />3. That the applicant work with the owner of property to <br />the north in order to provide for the construction of <br />the extension of Pimlico Drive from the subject pro- <br />perty to its existing location in the Great American <br />Homes development and that this connection be installed <br />at the time of the construction of the improvements for <br />the subject property. If the owner of the land to the <br />north does not wish to construct the street at this time, <br />the applicant shall work with the City to acquire the <br />right-of-way to construct the street and enter into a <br />reimbursement agreement with the City to be reimbursed <br />for the cost of the street when the land to the north <br />develops. <br />/// <br />
