6. That approval of the sanitary sewer system be with- <br />held until the developer has demonstrated to the <br />satisfaction of the City Engineer that the proposed 1 <br />system is adequate for the service area and generally <br />meets the immediate and long-range. requirements of the <br />sanitary sewer system in this and all tributary areas. <br />7. That the developer affirm his responsibility for the <br />construction of the 12" water main in Muirwood Drive <br />through this development and agree to cooperate with <br />the City in the construction of this water main should <br />it be needed in advance of the development schedule of <br />this portion of this subdivision. <br />8. That approval of the water supply and distribution <br />system be withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that the <br />proposed system meets both the immediate and long- <br />range requirements for supplying water in this area. <br />9. That approval of the storm drainage system be withheld <br />until final design calculations have been completed <br />and the developer has demonstrated to the satisfaction <br />of the City Engineer that the system fully meets the <br />requirements of this development and all upstream areas <br />intended to be drained through tract and that the <br />requirements of Alameda County Flood Control District <br />and the Division of Highways have been met. <br />10. That all existing wells on the property be properly <br />sealed and abandoned in accordance with City standards <br />prior to the start of demolition and grading operations. <br />11. That a grading plan be submitted as a part of the <br />required improvement plans. <br />12. That all in-tract easements be granted as public service <br />easements with no reference to specific use, and that the <br />minimum grades be set at 0.5~ unless otherwise approved <br />by the City Engineer. <br />13. That the number, size and location of fire hydrants remain <br />subject to change pending completion of a study of this <br />matter by the Fire Marshal. <br />14. That the developer provide all street lighting facilities <br />necessary to adequately light the streets within and <br />adjacent to this tract at the lowest possible energy <br />cost to the City and in accordance with the method, <br />City owned or P.G.&E. owned, that is commonly in use by <br />the City of Pleasanton at the time of approval of the <br />Final Map. (LS-1C) <br />15. That all electric power distribution and communication <br />service systems be placed underground. <br />-2- <br />
