PLANNING COMMISSION
CITY OF PLEASANTON
COUNTY OF ALAMEDA
STATE OF CALIFORNIA
RESOLUTION NO. 1711
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PLEASANTON APPROVING TENTATIVE MAP
TRACT 3458.
WHEREAS, Falender Corporation has applied for a Tentative Map
to subdivide the approximately 12-acre parcel of land
located immediately east of Foothill High School between
Lemonwood Way and Alder Court into 36 separate parcels.
Zoning for the property is PUD (Planned Unit Development--
Medium Density Residential) District; and
WHEREAS, the Planning Commission on January 10, 1979 reviewed
said Tentative Map Tract 3458.
NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS:
Section 1. The Planning Commission makes the finding that
Tentative Map Tract 3458 is in substantial conformance
with the PUD (R-1-6500) zoning of the subject property
because of the conditions of approval listed below.
Section 2. The Planning Commission approves Tentative Map
Tract 3458, subject to the following conditions:
1. That the development be substantially as shown on
Tentative Map Tract 3458, on file with the Planning
Division except that Muirwood Drive be constructed per
condition number 10 of Ordinance No. 851.
2. That the developer dedicate to the City for street
right-of-way purposes the parcels shown as Pecan, Laurel,
Sundrop, and Ginger Courts, Muirwood Drive, Lemonwood
Way, and the associated 8 ft. public service easement.
3. That adequate provision be made for silt and erosion
control in both construction and post construction
phases of the development.
4. That the haul routes to the development be approved
by Engineering Services prior to construction.
5. That the existing streets adjacent to the development
be maintained in a clean condition during the con-
struction period.
