16. That all wells and septic tanks on the property be <br />properly sealed, filled and abandoned prior to the <br />start of grading operations on the tract development. <br />17. That a final grading plan be submitted for approval <br />by the City Engineer as part of the improvement <br />plans for the (development. <br />18. That developer be reminded that specific approval <br />from the City 'will be required prior to removal of <br />any heritage trees, and that preservation measures <br />on the trees tp be preserved will be required <br />during tract ahd house development. <br />19. That in-lieu park dedication fees be collected by the <br />City at the tide of approval of the final map at the <br />rate then in effect for the total number of lots in <br />the final map,' unless this obligation has previously <br />been met. <br />20. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />21. That the site !be kept free from fire hazards from the <br />start of construction to final inspection and that <br />the Fire Department emergency number be provided <br />adjacent to all telephones on the site. <br />22. That notice of the beginning of construction of the <br />development be given to residents living on Arbor <br />Drive and Crellin Road at least one week in advance <br />of the start of earth moving activities., <br />23. That the haul route to the site be approved by City <br />staff prior to construction. <br />24. That the following water conservation features be <br />included in each home and the Cabana Club: a) low <br />flush water closets; b) shower flow control heads; <br />c) aerators in interior faucets; and d) insulation of <br />hot water lines. <br />25. That all paved areas be designed on the basis of an <br />R-Value test and a Traffic Index to carry the anti- <br />cipated traffic load. This design shall be subject <br />to the approval of the City Engineer. <br />26. That all trees used in landscaping be a minimum of <br />15 gallons in size and all shrubs a minimum of 5 <br />gallons. <br />-3- <br />
