27. That the applicant enter into an agreement with <br />the City approved by the City Attorney which guarantees <br />that all landscaping included in the project will be <br />maintained in a healthful, attractive and weedfree <br />manner. Said agreement shall run with the land for <br />the duration of the existence of the structures <br />located on the subject property. <br />28. That any damage to street improvements now existing or <br />done during construction on the subject property be <br />repaired at full expense to the developer. <br />29. That all structures be sited as shown on the plot <br />map, Exhibit B, on file with the Planning Division. <br />30. That except for lot size and siting as shown on <br />Exhibit B, the zoning regulations for this development <br />shall be those of the R-1-6500 District. <br />31. That the developer be aware that the project is subject <br />to the Residential Allocation Program of the City of <br />Pleasanton and that no building permits can be issued <br />prior to allocation having been granted under the RAP. <br />32. That the developer be aware that this project will be <br />subject to additional requirements under the Fire <br />Code and should contact the Fire Marshal for further <br />information. <br />33. That the developer construct full half street improve- <br />ments and additional partial improvements along the <br />frontage of his property on Crellin Road and on Arbor <br />Drive adjacent to the park site and the school district <br />site to provide an 8' parking lane, a 12' through lane <br />eastbound, a 12' through lane westbound, and a 2' paved <br />shoulder with an A.C. berm. The two foot shoulder <br />and A.C. berm may be temporary improvements. <br />34. That the developer design and construct street improve- <br />ments to the satisfaction of the City Engineer to <br />provide safe access from the end of existing Crellin <br />Road to the developers subject site. That this access <br />be a minimum of two twelve foot lanes with shoulder <br />and provisions for drainage. <br />35. That the developer provide an offer of dedication to <br />the City for future street right-of-way purposes for <br />the extension of Arbor Drive to the east property line <br />of the subject development. <br />-4- <br />
