existing sanitary sewer facilities in the immediate vicinity connect <br />to the D.S.R.S.D system at the present time. Inasmuch as this <br />property is not included on the D.S.R.S.D. priority list for sewer <br />connections, the proposed sewer system provides for a duplicate <br />sewer system to flow to the existing Black Avenue pump station <br />which directs flow to the Sunol plant. <br />A detailed study of this matter should be conducted by the Developer <br />towards sewering to D.S.R.S.D. via existing mains in order to avoid <br />the 'initial cost and additional maintenance of duplicate sewer mains.. <br />In the event that this sewer system remains as proposed, the sewer <br />for this development should be coordinated with the commercial develop- <br />ment at Hopyard and Valley. <br />Approval of the sewer system should be withheld pending final design. <br />Electric Power Distribution and Communication Service System <br />All electrical, telephone, and <br />be installed underground except <br />necessary splice cabinets. <br />other communication facilities shall <br />for pad mounted transformers and <br />Street Lighting System <br />Street lights will be needed at various intervals within this develop- <br />ment. The developer shall be responsible for providing the necessary <br />street lighting as approved by the City. <br />Fire Protection <br />The number, type and location of fire hydrants within this tract are <br />subject to final design to the satisfaction of the City Engineer. <br />Easements <br />All in-tract easements shall be granted as public service easements. <br />An 8' P.S.E. will be required along the back of sidewalk on all streets. <br />Grading Plan <br />A detailed grading plan should be required as a part of the tract <br />improvement plans when these plans are submitted for approval. The <br />minimum curb grades should be 0.50 except where otherwise approved <br />by the City Engineer. <br />Park Dedication Requirements <br />This proposed subdivision contains no lands proposed for park dedi- <br />cation and the Planning Commission should determine that the payment <br />of in-lieu fees is appropriate. The amount of the fees should be <br />based on the zoning and adopted rates at the time of the approval of <br />the final map. <br />-3- <br />
