The curved portion of the street provides a transition between the <br />standard and non-standard segments. The existing designed centerline <br />radius is 150'. This plan proposes a 125' centerline radius to gain <br />additional space at lot 36. The minimum centerline radius is 100'. <br />In the event this radius change is approved, the developer should pay <br />any and all costs for reconstruction of the existing utilities, <br />south/west curb, park improvements and any associated costs. <br />Interior Streets <br />The circular interior drive is shown as a 42' wide right-of-way with <br />5' wide monolithic sidewalks and a curb to curb width of 32' which <br />yields two 8' parking lanes and two 8' through lanes. The sub- <br />division ordinance requires a 46' minimum right-of-way. The 42' <br />width was approved by the Planning Commission as a modification <br />under PUD 77-3. <br />The configuration of the two knuckle areas will be subject to review <br />during final design. <br />The interior street from Hopyard to Northway is a 46' wide street <br />with 5' monolithic sidewalks and a 36' width curb to curb to provide <br />for two 8' parking lz+nes and two 10' through lanes. <br />The curve west of Northway Road is acceptable as shown with a minimum <br />100' centerline curve radius. <br />Storm Drainage System <br />The proposed storm drainage system is generally acceptable as shown. <br />Approval should be withheld pending final design. <br />Water Distribution System <br />The water distribution system is generally acceptable as shown. The <br />existing 8" water line on the curved portions of Northway Road fronting <br />lots 35, 36 and 37 should be relocated to clear the proposed curb, <br />gutter and sidewalk. Valve and fire hydrant locations will be subject <br />to specific approval. Approval for this system should be withheld <br />pending final design. <br />Sanitary Sewer System <br />The lands of this proposed development are a part of the lands included <br />in the litigation between the City and Morrison Homes in which the <br />City was ordered by the Court to provide sewer connections upon demand <br />or be assessed per diem damages to the developer even though the map <br />exhibit of the 1972 Settlement Agreement between the City, D.S.R.S.D. <br />and major developers in the area, Morrison Homes included, indicates <br />these lands as being in the D.S.R.S.D. sewer service area.
