MEMORANDUM <br />June 22, 1978 <br />TO: Director of Planning and Community Development <br />FROM: City Engineer <br />SUBJECT: Report on Tentative~Map, Tract 3996, Northway Downs, <br />as required by Section 2-2.07, Article 1, Chapter 1, <br />Title II of the Ordinance Code. <br />This report represents consideration by the Engineering Services <br />Department and Fire Department and does not include any comment <br />from other City departments or interested outside agencies. <br />Street Geometries <br />The street geometries shown on this map conform to the subdivision <br />ordinance and are approximately acceptable as shown. <br />Hopyard Road <br />Approval of the precise configuration of the proposed intersection on <br />Hopyard ^road will be subject to review and approval of detailed <br />improvement plans for Hopyard Road. These plans should include all <br />existing surface and underground features from the intersection of <br />Valley and Hopyard south to fiansen Drive. <br />Sufficient review has not yet been completed to determine where <br />a median opening will be located at the proposed intersection. The <br />plans called for above should be submitted in conjunction with the <br />Final Maw so this determination can be made as a part of the improve- <br />ment plans. <br />Northway Road <br />The east-west segment of this road consists of an existing south curb <br />line, a 16' landscaped median and meandering sidewalk; a 14' east- <br />bound through lane; a 12' westbound through lane; an 8' parking lane; <br />and a.10' parkway strip with a separated 4' sidewalk. The total <br />right-of-way width is 60'. The curb to curb width is 34'. No <br />parking signs should be provided by the developer along the south <br />side of the street. <br />The north-south segment is a standard 60' right-of-way with a 10' <br />parkway strip with separated sidewalk, an 8' parking lane, and a 12' <br />through lane in each direction. <br />
