CONDITIONS OF DIRECTOR OF ENGINEERING SERVICES MEMORANDUM <br />DATED APRIL 4, 1977 <br />A. That street section for Del Valle Parkway shall <br />be a standard parkway section as required by <br />Attachment No. 1 to the Subdivision Ordinance <br />of the City of Pleasanton. <br />B. The developer shall provide properly designed and <br />constructed access drives between the existing <br />north and proposed south portions of street <br />improvements. These improvements shall be to <br />the satisfaction of the Director of Engineering <br />Services. <br />C. The developer shall provide street improvements <br />on Del Valle Parkway to the extent required <br />by ordinance or as otherwise required by City <br />Council. <br />D. The open areas along the trail system and the <br />back-up lot landscape areas shall be landscaped <br />by the developer. Landscaping plans for planting <br />and automatic irrigation system shall be submitted <br />to the Director of Engineering Services for <br />approval prior to final map approval. <br />E. The channel right-of-way shall be dedicated to <br />Alameda County Flood Control District with pro- <br />visions for an access easement to the City for <br />recreational use of the area. <br />F. The developer shall pay any and all fees that <br />this parcel is subject to. <br />G. That..the applicant provide in-tract street trees <br />in accordance with the Subdivision Ordinance and <br />street trees at 65' o.c. along Del Valle Parkway, <br />species to be determined by the Director of <br />Engineering Services. <br />H. That all in-tract easements be granted as public <br />service easements with no reference to specific <br />use. <br />I. That the number, size and location of fire hydrants <br />remain subject to change pending approval by the <br />Fire Division. <br />J. That the developer provide all street lighting <br />facilities necessary to adequately light the <br />streets within and adjacent to this tract at <br />-3- <br />
