That electric power distribution and communication <br />service system be placed totally underground <br />except for above-ground splicing cabinets where <br />necessary. <br />L. That approval of the water supply and distribution <br />system be withheld until the developer has demon- <br />strated to the satisfaction of the City Engineer <br />that the proposed system meets the requirements <br />for supplying water for this area. <br />M. That approval of the sanitary .sewer system be <br />withheld until the developer has demonstrated <br />to the satisfaction of the City Engineer that <br />the proposed system meets requirements of the <br />sanitary sewer system. <br />N. That approval of the storm drainage system be <br />withheld until final design calculations have <br />been made and the developer has demonstrated to <br />the satisfaction of the City Engineer that the <br />system fully meets the requirements of this <br />development and all upstream areas intended to <br />be drained through this tract and that the require- <br />ments of Alameda County Flood Control District <br />have been met. <br />O. That approval of the precise design of streets and <br />street improvements be withheld pending final <br />design, review and approval. <br />P. That all wells and septic tanks on the property be <br />properly sealed, filled, ,and abandoned prior to <br />the start of grading operations on the tract <br />development. <br />Q. That a grading plan be submitted for approval as <br />a part of the improvement plans and that the minimum <br />grade for streets or drives be set at .5~ unless <br />otherwise approved by the City Engineer. <br />R. That the developer be reminded that specific <br />approval from City Council will be required prior <br />to removal of any Heritage Trees and that pre- <br />servation measures on the trees to be preserved _ <br />will be required during tract and house development. <br />-4- <br />
