Electric Power Distribut-ion and Communication Service System <br />All electrical, telephone and other communication facilities shall be <br />installed underground. <br />Street Lighting System <br />Street lights will be needed at various intervals within this develon-- <br />ment. The developer shall be responsible for providing the necessary- <br />street lighting. <br />Fire Protection <br />The number, type and location of fire hydrants within this tract are <br />subject to final design to the satisfaction of the Director of En~i.r.e^~-° <br />ing Services. <br />Easements <br />All in-tract easements shall be granted as public service easements. <br />A 10 ft. minimum P.S.E. will be required along the property lines of <br />Lots 1 and 2 .f_or storm drain purposes. <br />Channel Access anti Trail System <br />The area south of the top of bank will be dedicated to the Alameda <br />County Flood ControJ_ District with provision for an easement to she <br />City for access to the channel for emergency vehicles and fu'~ure <br />trail use. <br />Final approval should be withheld pending final design. <br />Park Dedication ReRUirements <br />Section 2-4.28(c) of the Ordinance Code of the City of Pleasanton <br />provides that only the payment of fees may be required in subdivisions <br />containing 50 parcels or less. This proposed subdivision centa.~.ns <br />no lands proposed for park dedication and the Planning Comm_ssi_on should <br />determine that the payment of in-lieu fees is appropriate. <br />Other Ordinances <br />Unless specifically modified by the Planning Commission at the time <br />of approval of this tentative map, the development shall conform to <br />all applicable ordinances and regulations of the City of Pleasanton <br />and all other agencies having jurisdiction. <br />-2- <br />
