29EMORANDUM <br />April 6, 1977 <br />T0: Planning Director <br />FROG?: Director of Engineering Services <br />SUBJECT: Report on Tentative biap, Tract 3824, as required by <br />Section 2-2.07, Article 1, Chapter 1, Title II of the <br />Ordinance Code. <br />This report represents consideration by the Engineering Services <br />Department and Fire Department and does not include any comment from <br />other City departments or interested outside agencies. <br />Street Geometries <br />The street geometries shown on this man conform to the adopted plan <br />line, the subdivision ordinance and are acceptable as shoc~n. <br />Tkae street section shown is the standard 120 ft. parkway wh~.ch wi.].1 <br />ultimately provide two through lanes and one narking lane in ee.ch <br />direction. The proposed construction will provide one 12 ft. throncd~ <br />lane and one 8 ft. parking lane in each di.rection< <br />Temporary paving cannecti_ons between the north and south portions of <br />the street caill be required to be constructed to the satisfacti.o;i of <br />the Director of Engineering Services. <br />The center portion of Del Valle Parkway outside of the developer."s <br />area of obligation will probably not be constructed in the near future. <br />Sn order to channel traffic and minimize maintenance costs, c•,•e wi_.ll. <br />_ecommend construction of a 6 inch asphalt berm at the edge of paving <br />instead of the proposed 2" X 8" header board. <br />The developer will also be required to use a soil sterilent in the <br />~=redeveloped center portion of the street. <br />8" Sanitary Sewer and 12" Water System <br />These systems are extensions of existing planned installations and <br />are acceptable to the department. Approval should be withheld pending <br />final design. <br />Storm Drainage System <br />Storm drain inlets will be provided in Del Valle Parkway and runoff <br />from the street gutters will be carried to an outfall structure in <br />the Arroyo del Val].e by means of storm drains located in an easement <br />through Lots 1 and 2. Approval should be withheld pending final <br />design. No surface drainage into the channel will be allov:ed.. <br />
