17. That public service easements be dedicated to the <br />City for all on-site driveways and that any additional <br />on-site public service easements required for utilities <br />be dedicated to the City. <br />18. That if because of the nature of the meandering side- <br />walks shown on the development plan, additional dedi- <br />cation is needed to contain those sidewalks entirely <br />on public property, that the developer dedicate to the <br />City the amount of land needed for this purpose. Said <br />amount of dedication to be determined by the Director <br />of Engineering Services. <br />19. That 6" vertical concrete curbs be installed between <br />all paved and landscaped areas. <br />20. That all parking stalls be striped and provided with <br />wheel stops unless fronted by concrete curbs in which <br />case sufficient area shall be left in front of each <br />parking space-to accommodate the overhang of auto- <br />mobiles. <br />21. That the developer install street frontage improvements <br />on Hopyard Road and Black Avenue per ordinance and to <br />_ the satisfaction of the Director of Engineering Services. <br />These improvements to include, but are not necessarily <br />limited to, grading, sidewalk, water facilities, under- <br />ground utilities and traffic control devices. <br />22. That prior to the recording of the final subdivision map <br />for this development, all documents pertaining to the <br />maintenance of all common areas on the subject property <br />be approved by the City Attorney. <br />23. That the City be identified as a third party beneficiary <br />to the Conditions, Covenants and Restrictions placed <br />upon the development. <br />24. That all ducts, meters, air conditioning equipment and <br />any other mechanical equipment, whether on the structure, <br />on the ground, or elsewhere be effectively screened from <br />view with materials architecturally compatible with the <br />main structures. <br />25. That all mechanical equipment be constructed in such a <br />manner that noise emanating from it will not be percep- <br />tible at or beyond the property plane of the subject pro- <br />perty in a normal environment for that zoning district. <br />26. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights-of-way. <br />-3- <br />
