27. That all trash and refuse be contained completely within <br />enclosed areas architecturally compatible with the main <br />structures. <br />28. That if signing for the development is desired a compre- <br />hensive signing program be submitted to the City for <br />consideration under separate application. <br />29. That notice of beginning of construction be given to the <br />residents living in the residences on Black Avenue and <br />Dudley Court adjacent to the site. <br />30. That the haul route to the site be approved by the City <br />staff prior to the beginning of construction. <br />31. That the developer shall pay any and all fees that this <br />parcel is subject to including in-lieu park dedication <br />fees. <br />32. That all wells and septic tanks on the property be pro- <br />perly sealed, filled and abandoned prior to the start <br />of grading operations on the property. <br />33. That the developer submit a detailed plan for the meander- <br />ing sidewalk to the City for approval. <br />Section 3.
