3. That approval of this use permit be conditioned upon <br />the approval of Case Z-77-79, and all conditions which <br />may be attached thereto by the Design Review Board. <br />4. That the developer be advised that sufficient sanitary <br />sewer connections are not now available to serve the <br />subject property, that the time schedule when service <br />would become available is uncertain (if ever), that a <br />building permit cannot be issued for construction on <br />the property until sewage treatment capacity is avail- <br />able or a private sewage disposal system is approved by <br />the City, that approval of the development with a pri- <br />vate sewage disposal system does not entitle the devel- <br />opment any priority for a sewer connection, and that the <br />development will be on an approved private development <br />system for an unknown period of time (perhaps many years). <br />5. That the developer submit a building permit survey and <br />a site development plan in accordance with the Survey <br />Ordinance (Article 3, Chapter 3, Title II) and that <br />these plans be approved by the Director of Engineering <br />Services prior to the issuance of a building permit, <br />and that the site development plan shall include the <br />40 ft. wide entrance roads to the east and west, the <br />new drive immediately in front of the Tennis Town <br />building, and the parking area on the south and Johnson <br />Industrial Drive. <br />6. That the site development plan include all required <br />information to design and construct site grading, paving <br />and drainage. <br />7. That the paving sections for the parking and drive <br />areas be designed on the basis of an R-Value Test and <br />a Traffic Index to carry the anticipated traffic loads. <br />This design shall be subject to the approval of the <br />Director of Engineering Services. The minimum paving <br />section shall be 2" A.C. on 5" A.B. The minimum A.C. <br />pavement slope shall be 1~. <br />8. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />9. That the developer pay any and all fees that the pro- <br />perty may be subject to. <br />10. That because many bicycles are expected to utilize the <br />site, the developer provide a theft proof bike rack on <br />the property. <br />
