3. That approval of this use permit be conditioned upon
the approval of Case Z-77-79, and all conditions which
may be attached thereto by the Design Review Board.
4. That the developer be advised that sufficient sanitary
sewer connections are not now available to serve the
subject property, that the time schedule when service
would become available is uncertain (if ever), that a
building permit cannot be issued for construction on
the property until sewage treatment capacity is avail-
able or a private sewage disposal system is approved by
the City, that approval of the development with a pri-
vate sewage disposal system does not entitle the devel-
opment any priority for a sewer connection, and that the
development will be on an approved private development
system for an unknown period of time (perhaps many years).
5. That the developer submit a building permit survey and
a site development plan in accordance with the Survey
Ordinance (Article 3, Chapter 3, Title II) and that
these plans be approved by the Director of Engineering
Services prior to the issuance of a building permit,
and that the site development plan shall include the
40 ft. wide entrance roads to the east and west, the
new drive immediately in front of the Tennis Town
building, and the parking area on the south and Johnson
Industrial Drive.
6. That the site development plan include all required
information to design and construct site grading, paving
and drainage.
7. That the paving sections for the parking and drive
areas be designed on the basis of an R-Value Test and
a Traffic Index to carry the anticipated traffic loads.
This design shall be subject to the approval of the
Director of Engineering Services. The minimum paving
section shall be 2" A.C. on 5" A.B. The minimum A.C.
pavement slope shall be 1~.
8. That the developer's contractor obtain an encroachment
permit from the City prior to the beginning of con-
struction.
9. That the developer pay any and all fees that the pro-
perty may be subject to.
10. That because many bicycles are expected to utilize the
site, the developer provide a theft proof bike rack on
the property.
