5. That all residences be constructed to meet the P.G.&E. _ <br />energy conservation home standards promulgated by <br />P.G.&E. in 1976. <br />6. That the following water conserving plumbing fixtures <br />be installed in all units: (a) low-flush water closets; <br />(b) shower flow control heads; (c) aerators in interior <br />faucets; (d) insulation of hot water lines. <br />7. That the developer process a tentative subdivision map <br />or a tentative parcel map for the development; the type <br />of map to be determined by the City at a later date. <br />8. That the developer process a final subdivision or a <br />final parcel map for the resubdivision of lots 32 through <br />35 of Tract 2517; the type of map to be determined by <br />the City at a later date. <br />9. That the developer process a set of improvement plans <br />to provide for the installation of an individual water <br />service and a sewer lateral to each dwelling unit and <br />for the reconstruction of the curb, gutter and sidewalk <br />to provide for the additional driveways required. <br />10. That the developer make arrangements with the City to <br />slurry seal Sonoma Drive and Junipero Streets in front <br />of the subject property subsequent to installation of <br />utilities. <br />11. That approval of this development does not guarantee <br />that the developer will receive sewage connections, if <br />ever. This development is in the Sunol Sewer Service <br />Area and is subject to the allocation formula estab- <br />lished by Resolution No. 76-83. Until sewer connections <br />have been obtained, no building permits may be issued <br />for the development or any or all of the project. No <br />estimate can be made as to when this development may <br />obtain sewer permits. A septic tank or holding tank <br />application cannot be submitted since the City Council <br />has established by Resolution No. 73-139 and 73-140 <br />that subdivisions cannot be served by such private dis- <br />posal systems. <br />12. That the developer install one street tree per interior <br />lot and three street trees on the corner lot. These <br />trees to be Robina Idahoensis (pink locust) and that <br />they shall conform to standard City specifications. <br />13. That the developer landscape the planter strips on <br />Junipero Street in front of the subject property. <br />14. That any damage to street improvements now existing or <br />done during construction on the subject properties be <br />repaired at full expense to the developer. <br />-2- <br />
