5. That all residences be constructed to meet the P.G.&E. _
energy conservation home standards promulgated by
P.G.&E. in 1976.
6. That the following water conserving plumbing fixtures
be installed in all units: (a) low-flush water closets;
(b) shower flow control heads; (c) aerators in interior
faucets; (d) insulation of hot water lines.
7. That the developer process a tentative subdivision map
or a tentative parcel map for the development; the type
of map to be determined by the City at a later date.
8. That the developer process a final subdivision or a
final parcel map for the resubdivision of lots 32 through
35 of Tract 2517; the type of map to be determined by
the City at a later date.
9. That the developer process a set of improvement plans
to provide for the installation of an individual water
service and a sewer lateral to each dwelling unit and
for the reconstruction of the curb, gutter and sidewalk
to provide for the additional driveways required.
10. That the developer make arrangements with the City to
slurry seal Sonoma Drive and Junipero Streets in front
of the subject property subsequent to installation of
utilities.
11. That approval of this development does not guarantee
that the developer will receive sewage connections, if
ever. This development is in the Sunol Sewer Service
Area and is subject to the allocation formula estab-
lished by Resolution No. 76-83. Until sewer connections
have been obtained, no building permits may be issued
for the development or any or all of the project. No
estimate can be made as to when this development may
obtain sewer permits. A septic tank or holding tank
application cannot be submitted since the City Council
has established by Resolution No. 73-139 and 73-140
that subdivisions cannot be served by such private dis-
posal systems.
12. That the developer install one street tree per interior
lot and three street trees on the corner lot. These
trees to be Robina Idahoensis (pink locust) and that
they shall conform to standard City specifications.
13. That the developer landscape the planter strips on
Junipero Street in front of the subject property.
14. That any damage to street improvements now existing or
done during construction on the subject properties be
repaired at full expense to the developer.
-2-
