PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1536 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING TO THE CITY COUNCIL THE <br />ADOPTION OF PUD-77-5. <br />WHEREAS, J. Jack Bras, on behalf of Savco Construction Company, has <br />filed for a rezoning request for an approximately 0.91 acre <br />site composed of four separate lots located on the west <br />side of Sonoma Drive between Junipero Street and developed <br />multiple lots to the north of Junipero Street from the <br />RM-2500 (Multiple Residential) District to the PUD (Planned <br />Unit Development High Density Residential) District and for <br />approval of a development plan for eight "garden court" <br />homes on the site; and <br />WHEREAS, the Planning Commission held a public hearing on this appli- <br />cation on July 13, 1977, at which time pertinent maps, <br />drawings, documents, reports and testimony were reviewed; <br />and <br />WHEREAS, in conjunction with their review, the Planning Commission <br />considered the factors listed in Section 2-8.35(b) of Article <br />14, Chapter 2, Title II of the Ordinance Code of the City <br />of Pleasanton. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES: <br />Section 1. The Planning Commission recommends to the City Council <br />the adoption of Application PUD-77-5, as proposed subject <br />to the following conditions: <br />1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the Planning <br />Department. <br />2. That the rear yard requirement for the units facing on <br />Sonoma Drive be 12 ft. <br />3. That the developer's contractor obtain an encroachment <br />permit from the City prior to the beginning of con- <br />struction. <br />4. That the site be kept free of fire hazards from the <br />start of construction to final inspection and that the <br />Fire Division emergency number be provided adjacent to <br />all telephones on the site. <br />-1- <br />
