PLANNING COMMISSION CITY OF PLEASANTON COUNTY OF ALAMEDA STATE OF CALIFORNIA RESOLUTION NO. 1536 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RECOMMENDING TO THE CITY COUNCIL THE ADOPTION OF PUD-77-5. WHEREAS, J. Jack Bras, on behalf of Savco Construction Company, has filed for a rezoning request for an approximately 0.91 acre site composed of four separate lots located on the west side of Sonoma Drive between Junipero Street and developed multiple lots to the north of Junipero Street from the RM-2500 (Multiple Residential) District to the PUD (Planned Unit Development High Density Residential) District and for approval of a development plan for eight "garden court" homes on the site; and WHEREAS, the Planning Commission held a public hearing on this appli- cation on July 13, 1977, at which time pertinent maps, drawings, documents, reports and testimony were reviewed; and WHEREAS, in conjunction with their review, the Planning Commission considered the factors listed in Section 2-8.35(b) of Article 14, Chapter 2, Title II of the Ordinance Code of the City of Pleasanton. NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES: Section 1. The Planning Commission recommends to the City Council the adoption of Application PUD-77-5, as proposed subject to the following conditions: 1. That the development be substantially as shown on the development plan, Exhibit A, on file with the Planning Department. 2. That the rear yard requirement for the units facing on Sonoma Drive be 12 ft. 3. That the developer's contractor obtain an encroachment permit from the City prior to the beginning of con- struction. 4. That the site be kept free of fire hazards from the start of construction to final inspection and that the Fire Division emergency number be provided adjacent to all telephones on the site. -1-
