8. That the existing driveways, curb and <br />gutter and sidewalk across the entire street <br />frontage, including the easement adjacent to <br />Cellar Liquors, be removed and reconstructed <br />to current City standards. <br />9. That the existing paved driveway over <br />which the proponent will have an easement be <br />overlayed with A.C. paving as necessary for <br />proper drainage and to conform to new paving <br />on the project site. <br />10. That a grading and drainage plan be sub- <br />mitted to and approved by the Director of <br />Engineering Services prior to issuance of <br />a building permit. <br />11. That one new street tree, specie and <br />location to be specified by the Engineering <br />Department, be planted on the street frontage <br />of this development. <br />12. That the huge old Black Walnut tree at <br />the rear of the property be properly pruned <br />and trimmed by a competent tree surgeon as <br />necessary for the preservation of this tree <br />and the protection of people using the parking <br />lot. <br />13. That the existing tree near the driveway <br />that is being preserved be pruned as necessary <br />to provide clearance for delivery vehicles <br />likely to use this driveway. <br />14. That the parking paving section be not <br />less that 2 inches A. C. over 5 inches A. B. <br />15. That the parking lot be graded at a <br />minimum slope of 1~ for proper drainage. <br />16. That all utilities to serve this site <br />be constructed underground in conjunction <br />with the street improvements. <br />17. That the street number be posted so as <br />to be easily read from the street at all <br />times, day and night. <br />18. That the developer pay any and all fees <br />that the parcel is subject to. <br />19. That a burglar alarm system be provided <br />for this structure. <br />20. That silhouette, low-level lighting be <br />provided for all walkways on the property. <br />21. That all ducts, meters, air conditioning <br />units and other mechanical equipment, whether <br />on the roof, on the ground, or elsewhere be <br />completely screened from public view with <br />materials architecturally compatible with the <br />main structure. <br />-2- <br />
