21. That all driveways and parking areas be <br />paved with a minimum of 2 inches A.C. over <br />5 inches A.B. <br />22. That street numbers be posted so as to <br />be easily seen and read from the street at all <br />times, night or day. <br />23. That a building permit survey in accord- <br />ance with Ordinance No. 387 be provided to <br />and approved by the City Engineer prior to <br />issuance of a building permit. <br />24. That any existing wells and septic tanks <br />on the property be sealed and abandoned in <br />accordance with City Standards. <br />25. That the usual annexation fee of $200 <br />per acre or fraction thereof be paid to the <br />City prim to issua',a_e of the building permit. <br />~~f. •1'tlat the sanitary sewer ass3.GSm~nx~ of <br />$160 per acre be paid to the City prior to <br />issuance of the building permit. This fee <br />is in addition to the sewer connection fees <br />prescribed by Ordinance No. 467 and the sewer <br />surcharge fee as prescribed by Ordinance No. <br />6 34 . <br />27. That a recreational easement be granted <br />to the City over that portion of the parcel <br />that lies beyond (northerly of) the top of <br />the bank of Arroyo del Valle. <br />28. That plans for all street improvements, <br />water facilities, sanitary sewers facilities <br />and storm drain facilities be prepared by <br />a registered civil engineer. <br />29. That ten feet wide public service ease- <br />ments be granted to the City for the north/ <br />south waterlines that will be required to <br />serve this development. <br />30. That all electrical and communication <br />facilities within future Vine Street be in- <br />stalled underground. <br />31. That the developer be advised that <br />capacity in Pleasanton's sewerage treatment <br />plant is limited and should it be evident <br />to the Director of Public Works that no <br />capacity is available in Pleasanton's sewage <br />treatment plant, that such time as application <br />for building permits within this development <br />are received, said building permits may be <br />withheld until capacity is available. <br />32. That any fire protection facilities as <br />required by State and City Ordinances or <br />designed herein, be provided by the developer. <br />33. That the driveway width be a minimum of <br />20 ft. at all locations. <br />-3- <br />
