8. That the water system be looped to provide <br />security of supply for fire use. <br />9. That hydrants be positioned as per Section <br />2-10(c), City of Pleasanton Design Guide. <br />10. That a minimum of 1,500 G.P.M. be avail- <br />able as noted in Section 2, 2-04, City of <br />Pleasanton Design Guide. <br />11. That the Senior Citizen apartments will <br />be equipped with a fire detection system and <br />early warning device. This system is to be <br />of the heat detection or products of combustion <br />type and shall have the approval of the State <br />Fire Marshal. <br />12. That the warning device shall be audible <br />throughout the building. <br />13. That recreation buildings 1 and 2 shall <br />be equipped with the above system, with the <br />addition station pull boxes located as indi- <br />cated on the site plan. Reference to UFC <br />13.30. <br />14. That the right-of-way for Vine Street be <br />dedicated to the City prior to issuance of <br />a building permit. This dedication to include <br />a 27.35 ft. wide strip some 102 feet long not <br />now owned by this developer at the west side <br />of this development. <br />15. That an 8 ft, wide public service easement <br />along both sides of Vine Street and along <br />Vineyard Avenue be dedicated to the City prior <br />to issuance of a building permit. <br />16. That full street improvements on Vineyard <br />Avenue be provided by developer in conjunction <br />with this development. <br />17. That partial street improvements consistin <br />of water, sanitary sewer and storm drainage <br />facilities be provided by developer in Vine <br />Street in conjunction with this development. <br />18. That remaining street improvements on <br />Vine Street including, but not limited to, <br />curb and gutter, sidewalk, grading, paving, <br />street trees, street lights, street monuments, <br />underground electrical and communication <br />facilities and traffic control signs, be pro- <br />perly guaranteed by the developer prior to <br />issuance of a building permit. <br />19. That a detailed site grading and drainage <br />plan be submitted to and approved by the City <br />Engineer prior to issuance of a building perms <br />20. That developer provide a profile of the <br />center line of future Vine Street adequate in <br />length to determine a preliminary grade for <br />Vine Street so we will know that the proposed <br />grading plan will fit properly with future <br />Vine Street. <br />~2- <br />
