34. That the developer be advised that his plans for drainage into the Arroyo del Valle must be submitted to and approved by the State Department of Fish and Game as well as the City of Pleasanton prior to construction of said drainage facilities. 35. That the fee required by Mutual Benefit District No. 5 applicable to this property be paid prior to issuance of a building permit 36. That a 20 ft. wide asphalt driveway be constructed along the south side of Vine Street from the east to the west property line 37. That a parcel map be submitted. 38. That the landscaping irrigation system pro posed shall be subject to approval by the de- partments of Public Works and Community Development. 39. That the landscaping plan shall be sub- ject to the City Staff approval. 40. That all parking areas abutting landscaped areas shall be protected with bumper stops. 41. That the on-site lighting fixtures be subject to staff approval. 42. That the installation of all landscaping material shall be provided by a licensed or recognized contractor. 43. That all plant materials be 5 gallon shrub: and 15 gallon trees as per Commission policy. 44. That the contractor submit for staff ap- proval a development fee schedule for each unit to be constructed. 45. That redwood fencing be provided on the site along the side property lines. 46. That the developer shall adhere to the materials and to the architectural elevation plans as approved by the Planning Commission.
