34. That the developer be advised that his <br />plans for drainage into the Arroyo del Valle <br />must be submitted to and approved by the <br />State Department of Fish and Game as well as <br />the City of Pleasanton prior to construction <br />of said drainage facilities. <br />35. That the fee required by Mutual Benefit <br />District No. 5 applicable to this property <br />be paid prior to issuance of a building permit <br />36. That a 20 ft. wide asphalt driveway be <br />constructed along the south side of Vine <br />Street from the east to the west property line <br />37. That a parcel map be submitted. <br />38. That the landscaping irrigation system pro <br />posed shall be subject to approval by the de- <br />partments of Public Works and Community <br />Development. <br />39. That the landscaping plan shall be sub- <br />ject to the City Staff approval. <br />40. That all parking areas abutting landscaped <br />areas shall be protected with bumper stops. <br />41. That the on-site lighting fixtures be <br />subject to staff approval. <br />42. That the installation of all landscaping <br />material shall be provided by a licensed or <br />recognized contractor. <br />43. That all plant materials be 5 gallon shrub: <br />and 15 gallon trees as per Commission policy. <br />44. That the contractor submit for staff ap- <br />proval a development fee schedule for each <br />unit to be constructed. <br />45. That redwood fencing be provided on the <br />site along the side property lines. <br />46. That the developer shall adhere to the <br />materials and to the architectural elevation <br />plans as approved by the Planning Commission. <br />AND ADOPTED by the Planning Commission of the City of <br />Pleasanton on the 14th day of November, 1972, <br />by the following vote: <br />Ayes: Commissioners McLain, Wood and <br />Chairman Pons. <br />Noes: <br />Absent: Commissioners Carrigan and Pereira. <br />Abstain: <br />Attest: Secretary Castro <br />ted: November 14, 1972 <br />ttest: <br />~~ <br />>,~ __ <br />]. drdo J.
